The completed addition will expand the home’s livable area while maintaining structural integrity, compliance with local building codes, and consistency with the home’s existing architectural character.

A. Pre-Construction and Design

Site and Structural Assessment
- Perform a structural evaluation of the existing foundation, framing, roof structure, and load-bearing walls.
- Identify necessary reinforcements required to support a second-story load.
Architectural Design
- Develop conceptual and final design plans for the new second story, including floor plans, elevations, and updated site layout.
- Design modifications to the first floor as needed (e.g., stair installation, wall adjustments)

Engineering
- Structural engineering for new second-floor framing, shear walls, beams, posts, and roof structure.
- Mechanical, electrical, and plumbing (MEP) design for integration with existing systems.
- Energy compliance documentation (e.g., Title 24 if required).
Permitting
- Prepare and submit demolition and building permit applications.
- Coordinate with local planning, zoning, and utility authorities for approvals.
