Project Scope Description

Remodel + addition, and garage conversion into an ADU to an existing Single Story Single-Family Home.

Project Overview

The project is divided into 3 phases. Phase 1: A comprehensive remodel of the existing home. Phase 2: The construction of a residential addition. Phase 3: The conversion of an existing garage into a two-story Accessory Dwelling Unit (ADU). The project is designed to modernize the residence, increase livable space, and provide an additional independent dwelling unit, while maintaining architectural cohesion and compliance with all applicable building, zoning, and energy codes.​

Scope of Work

                                                 A. Pre-Construction Activities  

  1. Site Assessment & Documentation​

    • Document existing structure with photographs and measurements.

  2. Permitting

    • Prepare and submit all required demolition and building permits.

    • Coordinate with local building departments, zoning boards, and utility providers.​​​​​

                                                    B. Design & Engineering

  1. Architectural Design

    • Develop conceptual and final plans for the home per owners vision.

    • Include Site plans, floor plans, elevations, and structural layout.

  2. Engineering

    • Structural engineering for the new foundation and framing.

    • Mechanical, electrical, and plumbing (MEP) design.

    • Energy efficiency and code-compliant engineering.​​​​​
