Demolition of Existing Single-Story Residence and Construction of New Two-Story Single-Family Home

Project Overview

This project involves the complete demolition and removal of an existing aging single-story, one-bedroom home and the design and construction of a new, modern two-story single-family residence on the same site. The work includes architectural design development, engineering, permitting, site preparation, new building construction, utility upgrades, interior and exterior finishes, and final inspections for occupancy.

Scope of Work

                                                 A. Pre-Construction Activities  

  1. Site Assessment & Documentation

    • Conduct site survey, property line verification, and assessment of existing utilities.

    • Document existing structure with photographs and measurements.

  2. Permitting

    • Prepare and submit all required demolition and building permits.

    • Coordinate with local building departments, zoning boards, and utility providers.

                                                    B. Design & Engineering

  1. Architectural Design

    • Develop conceptual and final plans for a two-story single-family home per owners vision.

    • Include floor plans, elevations, structural layout, and site plan.

  2. Engineering

    • Structural engineering for the new foundation and framing.

    • Mechanical, electrical, and plumbing (MEP) design.

    • Energy efficiency and code-compliant engineering.​​

This residence reflects a Modern English Cottage design philosophy that respects traditional residential architecture while adapting it for contemporary living. The home balances formal symmetry with relaxed livability, combining steep rooflines, masonry construction, and finely crafted details with modern planning and generous outdoor spaces.

Rather than recreating a historic cottage verbatim, the design selectively incorporates traditional elements—pitched gables, painted brick, divided-light windows, and arched entries—and refines them with cleaner lines, simplified detailing, and a restrained material palette. The result is a home that feels both familiar and fresh, evoking the warmth and permanence of classic cottage architecture while offering the comfort, openness, and functionality expected of a modern family residence.

The detached garage, landscaped grounds, and carefully proportioned massing reinforce the home's enduring appeal, creating a residence that is elegant, welcoming, and designed to remain timeless across generations.

The residence is defined by a series of steep front-facing gables that establish a distinctive and picturesque roofline reminiscent of classic English cottages and Tudor Revival homes. The varied roof forms create visual interest while breaking down the overall scale of the home into welcoming, human-scaled volumes.

The exterior is clad in painted white brick masonry, providing a timeless and durable façade that reflects natural light and highlights the crisp architectural detailing. The painted brick lends the home a clean, contemporary appearance while preserving the texture and permanence of traditional masonry construction.

The roof is finished with architectural asphalt shingles in warm weathered brown tones, adding depth and subtle color variation that complements the white masonry. A standing-seam metal roof accent above the central window introduces a contemporary detail while reinforcing the home's layered roof composition.

Windows are proportioned with traditional cottage styling and feature divided-light glazing, painted trim, and decorative shutters that add depth and rhythm to the façade. Their symmetrical placement reinforces the home's balanced composition while allowing generous natural daylight into the interior spaces.
